Things to Consider in Buying a Real Estate Property Outside Metro Manila

Buying a house is one of the big dreams a Filipino could wish for. And indeed the Philippines has a wide range of house and lot properties to offer. From real estate companies to a single owner, it can be a tough choice for a buyer.

Most of the developers choose to set up a project outside Metro Manila due to large space and fresh environment thus making it easier for their prospective clients to live peacefully. However, there are still some disadvantages especially if a house buyer is used to live in Metro Manila. That's why looking for pros and cons before buying a house is really a must.


And here are some tips in Buying a real estate property outside Metro Manila:

How far it is from Metro Manila - This is for those who don't want to get too far from their work in Makati or Manila. Most of the time slogans like "15 minutes away from NAIA/Manila/Mall of Asia" or stuff like that can be seen around buses' tails, billboards, and other commercial spaces across Metro Manila.

Don't easily believe them. It's a part of their marketing method to catch people's attention. Better to visit the place and see if the advertisement is true or not.

Means of transportation - As mention above, seeing the location to see how far it is from Manila. It is also advisable to look at the means of transportation and possible ways to get to that place.

For example, if you are looking to buy a house in Cavite you might want to check the available routes in order to get to that community, how heavy the traffic situation is, and available transport vehicles.

Nearest establishments - Cavite is one of the best locations when it comes to buying a house and lot property because of the commercial centers that can be found across the province. But the traffic and flood are the main concerns.

That said, better to find a place that's near to commercial and industrial establishments. It is also important to take into account the traffic flow.

One Good example is the Buena Vista Subdivision in Mabalacat, Pampanga. One of the nearest subdivisions to Mabalacat's commercial and industrial section yet having a light to moderate traffic flow with easy access to Metro Manila.

Flood Situation - There are lots of places outside Metro Manila that are still flood free. Check them out Or, ask some residences near the prospected place how the flood situation in that place is. This aspect is one of the most important things to look for because residing in a place that is flood prone brings a lot of stress.

Surroundings - Most of the clients who want to buy a house in a rural area are sick of pollution. That being said, a subdivision that is surrounded by informal settlers or something that is annoying should be avoided. It falls under security concern as well because chances are big that the community might overrun by intruders.

Those are some of the most important and common things that a potential buyer should look for in order to have a perfect place to live.
